305W16 Mixed-Use Complex

At the crossroads of Chelsea, the West Village and the Meatpacking District, 305w16 contains 53 luxury units spread over seven floors. A black steel exterior creates a dramatic presence countered by an interior designed to create a peaceful and Zen-like atmosphere, with rooms featuring sturdy carbonized bamboo flooring.

The ground-up construction of the mixed-use retail/residential development located on Eighth Avenue at West 16th Street in Manhattan features a steel structure with metal deck and concrete floors, aluminum panel façade by Façade Technologies plus windows and terrace doors by Wausau. The first floor houses a lobby and retail tenants including Bank of America and Duane Reade.

The residential units feature hardwood floors, Corian kitchen counters, stainless steel appliances and high-end finishes in bathrooms, including slate tile flooring, custom cabinetry, ceramic and stone wall tiles. 

The Mc Gowan team implemented a complex staging, logistics and delivery schedule to address the challenges of working in a high-traffic area with limited site access and restrictive street closing permits. Due to the limited site size an elevated platform was constructed to temporariily house a crane during the steel erection phase. 

In addition to the typical permitting procedures required by the NYC DOB, the project team coordinated construction activities with several other city agencies including the MTA, the Department of Transportation and the Department of Parks & Recreation.
