Dream Hotel Downtown

The trendy, architecturally unique Dream Hotel Downtown in Manhattan's West Chelsea area is a striking example of creative redevelopment. As Construction Managers, Mc Gowan skillfully orchestrated the extensive renovation of three institutional-use structures into the new twelve-story five-star luxury hotel.

The hotel offers guests a popular year-round outdoor heated pool with landscaped terrace and outdoor "beach club" as well as an expansive destination rooftop lounge offering dramatic views of the Manhattan skyline. The modernist façade houses 316 loft-inspired guestrooms and suites above the lobby restaurant and lounge. Seven of the guestroom suites offer private pool terraces with direct access to the second-floor pool and beach club cabanas while two duplex suites have private outdoor hot tubs.

The extensive project scope included creation of the new North & South Towers, a new interior courtyard area and the removal of an entire building section and existing curtain wall system. In addition there was installation of guest rooms, guest entertainment amenities, custom round windows and a new curtain wall system.

The Mc Gowan team constructed a suspended pool with a transparent acrylic bottom above the main hotel lobby space, expanded the North Tower by one floor and the South Tower by four floors, and installed all new MEP and building transport systems.

This significant project required the Mc Gowan team to organize complex staging, logistics and delivery schedules to address the challenges of working in a high traffic pedestrian area with limited site access and restrictive street closing permits.
