The Tides Foundation

The Tides Foundation required new offices and education facilities for its affiliated non-profit organizations including The Edwin Gould Foundation, Hispanic Federation, Hispanics in Philanthropy, Association of Black Foundation Executives, Sponsors for Education Opportunity, Wall Street Rising and Year Up Foundation, all housed at 55 Exchange Place in the Financial District of Manhattan.  

The project encompassed complete fit-outs of executive and administrative offices, conference rooms, computer rooms, classrooms, reception areas, elevator lobbies, data and server rooms and replacement of windows.  The level of finishes varied from high-end millwork, custom lighting and hardwood floors to cubicle furniture systems and carpet tile flooring. 

The new building systems included heating and cooling units, electronic VAV dampers, circulation pumps, VFDs, air distribution and ductwork networks, perimeter heating units, dedicated A/C units for server rooms, new high and low voltage electrical distribution panels and systems, new sprinkler system, A/V and teleconferencing systems, and telecommunications and data wiring.

Complexities solved by the Mc Gowan team included the need to utilize an outside hoist for vertical transportation, coordination with other contractors in the building and managing deliveries in the high-security New York Stock Exchange area.
